These units were purchased on market from an agent who brought the listing to our attention after having no real success with the marketing prior. Both properties were presented poorly as they both had tenants in them but aside from the presentation, these were both in really good condition. We made an offer on both townhouses just as another party presented an offer for only a single unit. With the vendor very motivated to move on they accepted our lower offer so we could take them both off his hands. After a quick renovation including new flooring, paint, and curtains along with some better LED lighting, both properties are now tenanted again at higher rents giving us a great return and equity gain.
